Personalised Mentorship.

Aimed at those new to investing, this service will start with a detailed face to face meeting where the overall purpose is to assess the individual investment requirements. This will then be assessed and balanced along with the investors knowledge, time and finances. A bespoke growth plan will then be implemented which Virrco and the investor will work towards together. The aim of the mentorship is to give the investor the knowledge, tools and confidence to go alone and ultimately no longer require our services.

Virrco will assess the current market in the chosen investment area and suggest properties to view and also recommend offers to proceed with. All properties will be analysed as described in the deal analysis section below and regular phone calls/ meetings will be scheduled to assess progress, examine deals and discuss accountability.

Once the investor has had an offer accepted on a property they will have a Virrco agent with them through every phase of the process to explain the finer details in the complicated world of financing, conveyancing and sales progression.

Viewing Reports and Deal Analysis.

Have you seen some properties online but don't have the time, knowledge or confidence to know if it is the right property for you to invest in? We can view the property for you (or with you), then after the viewing and some additional research we hand over a buying advice report. The bespoke report will include: comparable sold prices, comparable rental prices, overall property condition report, improvement suggestions and renovation budgets.

The property will then be run through our deal analysis software which we run all our purchases through. This generates comprehensive figures which ultimately decide the fate of the deal. These figures include: Net annual cash flow, Gross yield, Return on capital employed and Flip profit to name but a few.

Portfolio Management.

Are you an established landlord wanting to free up more of your precious time? We can manage everything in your portfolio. This includes the standard estate agency service of tenant finding, rent collection, conducting regular checks and reactive repairs. As well as the management of mortgage products and insurance policies to ensure that you, the investor are never paying a penny more than you need to be.

Also included with this service; we can inform you of up to date, current market values of your existing properties and advise of potential equity releases from your in order to invest in further assets and really maximise the potential of your portfolio.
